AI search · brokerages, developers, property tech
AI search for real estate. When buyers ask AI "best agency in Dubai" — your name should come up.
Real estate buyers in 2026 ask AI before they ask Zillow. "Best agent for Dubai Marina", "off-plan vs ready-built in JBR", "which developer has the cleanest title". AI engines answer with one name when the trust graph is right; with three when it is not; with none when the brand has no AI surface.
Why real estate is an AI-search opportunity
Where it breaks down.
Real estate is high-touch and high-trust. Buyers want the agency AI calls credible. Where it breaks down: most brokerages have generic Tilda landing pages, no schema for individual agents (Person + knowsAbout per neighbourhood), no Service schema per property type. We have shipped this for Dubai brokerages with measured citation lift in 60-90 days.
Move 01
Per-agent Person schema
Every agent gets a Person node with neighbourhood-level knowsAbout, verified deal count, sameAs to professional profiles. AI engines cite named agents above brokerage names when the trust graph is present.
Move 02
Neighbourhood guide content
ContentOS pipeline ships neighbourhood-specific guides with price-range schema, school-rating refs, AI-readable comparison data. Each guide a citation candidate for "best agency in <area>" queries.
Move 03
Closed-deal authority signals
Aggregate transaction volume + per-deal case studies surface in schema, not just on the about page. AI engines weight transaction-proven brokerages.
90 days
What ships, week by week.
A typical real estate engagement, start to finish.
- Week 1. Hermes baseline: per-engine citation map for your top 5 neighbourhoods + property-type queries, ranked against the 3 closest brokerages.
- Week 2–3. Person schema for every agent (neighbourhood knowsAbout, RERA/regulator licence, verified deal count, LinkedIn + Bayut sameAs). RealEstateAgent + Service nodes per property type.
- Week 4–7. ContentOS ships 6 neighbourhood guides with price-range schema, school + amenity refs, off-plan vs ready-built comparison data.
- Week 8–10. Authority graph: Clutch verified profile, broker-association directory listings, third-party press in Khaleej Times / Arabian Business / Forbes ME.
- Week 11–12. Re-scan + report. AI engines now cite your named agents on the queries that drive showings. Gaps that stayed open get a P2 plan.
Scope clarity
What you do not pay for.
Honest about the boundaries. AI search is one slice of your funnel; other slices stay with your team.
- No paid property-portal boosts (Bayut, Property Finder, Dubizzle). AI search is a separate citation layer; portals stay for direct buyer search.
- No generic SEO blog content. AI engines discount it. ContentOS ships neighbourhood-grounded guides with verified data instead.
- No CRM or commission-tracking work — that stays with your sales ops. We hand the citation lift to your existing closing process.
Why this works
Why agents (not just agencies) get named.
AI engines prefer named experts over branded entities when the trust graph supports it. A buyer asks: "best agent for Dubai Marina off-plan in 2026". The engine that has a credible RealEstateAgent Person node (RERA licence, verified deal count, neighbourhood knowsAbout, third-party press) returns one name. The engine that only has a brokerage page with a logo and a contact form returns: "consider major brokerages in Dubai". Named experts beat brand pages in this category, every time. The shift is from agency-led brand to individual-led trust graphs.
FAQ
Common questions.
- Q: What if our agents leave?
- A: Person schema is portable property of the agency while the agent is yours; if they leave, the Person node updates and a new agent inherits the neighbourhood patch. The trust graph belongs to the brokerage, the named cite belongs to the active agent. This is by design.
- Q: Do we need RERA-licensed agents only?
- A: For Dubai, yes — regulator licence is a non-negotiable trust signal. For non-Dubai markets we use the equivalent professional body (NAR for US, NAEA for UK, etc). Without it, AI engines flag as low-trust regardless of activity.
- Q: How does this compare to paying for Bayut Premium?
- A: Different layer. Bayut Premium gets you visibility inside Bayut search; AI search gets you cited when buyers ask anywhere else. Most brokerages we work with keep both. The methods do not overlap.
- Q: Will my listings rank better in Google?
- A: Indirectly yes — the schema work also lifts Google Knowledge Panel + AI Overviews. Direct organic-blue-link SEO ranking is your SEO agency's scope; we focus on the answer layer.
